Question

Your firm is acting for Mr and Mrs Arlott in their purchase of Pembridge House in the small village of Weston for £600,000. They are buying the house (which is not a second home) with the aid of a repayment mortgage from one of the well-known building societies. The mortgage deed is in the building society's standard printed form and incorporates the usual comprehensive general conditions found in a building society mortgage. The property has a registered title.

Your firm is on the building society's panel of solicitors and accordingly the society has instructed the firm to complete and perfect the mortgage in accordance with the UK Finance Mortgage Lenders’ Handbook. What steps will you take to achieve this in your dual role as solicitor for the buyer and solicitor for the mortgagee?
